‘Avoid unseen problems in social housing flooring with Beauflor cushion vinyl’

SOCIAL housing providers looking to reduce void costs, rent loss and turnover should consider the provision of Beauflor cushion vinyl flooring in all rooms, says the company.

By providing floorcoverings in all rooms of social housing, providers can achieve a reduction in void rent loss, a 50% reduction in void turnover and a £500 per property reduction in void costs, says the Longleigh Foundation report, ‘The Provision of Floor Coverings in Social Housing’1 .

Yet, the same report also highlights that one-fifth of landlords still rip-out floorcoverings for all new lets.
The removal of existing floorcoverings is often carried out because of concerns around health and hygiene, safety, and ongoing maintenance and responsibility1. But with Beauflor cushion vinyl flooring, landlords and providers can reportedly alleviate many of these worries, ensuring the costs associated with voids are minimised.

Because of its resilient sheet format, Beauflor cushion vinyl is a seamless, hygienic, and durable floorcovering. Easy to maintain using household cleaning methods, it upholds its appearance throughout use and can be easily assessed for its condition and hygiene at end of tenancy. In effect, Beauflor cushion vinyl flooring has ‘nothing to hide’, making it ideal as an ongoing flooring proposition in social homes.
Chris Roberts, regional sales manager UK & Ireland, says: ‘When social homes are left ‘floorless’ many tenants decide upon carpet in their new home, but this can cause providers problems at changes of tenancies. While they may appear fine at first glance, they can often harbour hidden problems with flea infestations and other hygiene related issues not uncommon.

‘Therefore, many providers are left with no other option than to rip them out at void to alleviate any issues in the future. But leaving exposed floorboards and subfloors can also bring its own issues – safety concerns and a property that’s harder to let.’

Concludes Beauflor: ‘By specifying Beauflor cushion vinyl in all rooms, providers can ensure a floor that makes it possible to assess condition at the end of tenancy and with resistance to water ingress and nowhere for dirt or other potential issues to hide, it also eliminates the worry of unseen flooring problems making trouble in the future.’
